Mark Kia Service Center, Scottsdale, completed Sept 2006. 9,000 sf new masonry construction auto service center. You drive up with your ailing car, the service guys come out and then take it inside to the service bays. There's a small waiting room for customers, with some retail articles on display and a small patio at the northeast corner of the building. 6 months of the year you can sit outside and enjoy the weather. You're looking at the east face, it's about 25' high. The project scope for Mark Mitsubishi/Kia included 30,000 sf renovation to late 1970's existing buildings to match the new building and revised site and landscape design. I field measured the entire site and buildings myself in typical AZ summer heat!

Dave's Electric Brew Pub and Restaurant, Tempe, 2010. Fifth Street, near ASU football stadium. The 4 story building was built in 2001. Dave's occupies the entire east bottom floor; with indoor dining at the north and an active micro-brew on the south. We re-renovated the former restaurant area, added the new open air bar and installed the new brew equipment and new restrooms. In front of all of this is the largest patio we could make! Dave's has excellent beer and food, with live music often. This is a great watering hole location on game day!

In 20 years of practice I've done a lot of 'Ground up' projects; schools, retail, automotive, municipal, etc...def: you have a site with no buildings on it, and we put one there! Also many 'Tenant Improvements'; restaurants, offices, retail, etc...def: You lease a space, and you need to make it work for your business. If the public will be entering your business the city will require a 'building permit'. I do the drawings that get you one. It is a pretty efficient process for myself and consultant team, how many consultants depends on the project. I've done projects in many cities across the Valley, the state and California.
